IRG’s
corporate expertise in asset management and disposition is supported
with the following the background:
Liquidation of Portfolios of Real Estate Property, Distressed Real
Estate and Non-Performing Loan Assets
We have an
extensive history of liquidating bank portfolios in the Central
Florida area. Some properties received from lenders were in
distressed condition and were evaluated and recommendations were
made to lenders as to the type of services and costs required to
prepare the properties for sale.
Asset
Administration
The project
manager and key personnel have broad backgrounds in asset
administration
Appraisal
Techniques
Formal
appraisals would be provided as requested by qualified and approved
appraisers. Key personnel are qualified to provide Broker Price
Opinions (BPO) and Comprehensive Market Analysis (CMA) as required.
Budget
Preparation and Analysis
Project
manager and key personnel have the background, experience and
expertise to prepare budgets and to analyze prepared budgets.
Budgets can be provided on each individual asset, by geographic
region or as directed by the lender. Budget formats will be
customized to meet lender’s requirements.
Real
Estate, Securities, and Loan Marketing
Support in
this area would be provided by an approved lender subcontractor.
Debt
Restructing/Loan Workouts and Underwriting
Support in
this area would be provided by an approved subcontractor.
Foreclosure, Bankruptcy, and Loan Closings
Project
manager has served in a consulting role in numerous bankruptcy
proceedings over the years and has also been called as an expert
witness on many occasions in bankruptcy and foreclosure
proceedings. Loan closings would be supported by an approved
subcontractor.
Financial
Institution Auditing and Internal Controls
Support in
this area would be provided by an approved subcontractor.
